Job Description | Lead Maintenance Technician

The Lead Maintenance Technician is tasked with ensuring the safety, functionality, and operational efficiency of two campus locations.  This role requires a proactive mindset to identify root causes, reduce downtime, and drive preventative maintenance strategies. 

Required Skills and Qualifications

Experience:

  • Accomplished maintenance professional with 5+ years of experience specialized in senior living, residential property management or hospitality focused on high-quality facility upkeep.  Expert in troubleshooting, managing vendor relationships and developing a high performing maintenance team. 

Technical Skills:

  • Proficient in HVAC, plumbing, electrical, carpentry, and painting with OSHA and Hazardous materials training.  Relevant trade certifications preferred. 

Leadership Ability:

  • Strong communication and team management skills with the ability to mentor and develop current and new staff.  Must be able to effectively communicate with fellow employees, residents, leadership, vendors and Board.  

Technology Proficiency:

  • Experience with computer-based work order systems with a proven track record of managing preventative maintenance work orders.  Proficient in Microsoft Office Word and Excel.  

Background:

  • Must be able to pass a background check and have a valid driver's license.  

Education:

  • High School Diploma or GED Equivalent 

  • Graduate of trade school or apprentice program preferred 

Physical Requirements:

  • Ability to lift and carry 50–75 lbs. frequently. 

  • Ability to use tools and equipment as required. 

  • Ability to work on ladders and stand for long periods.  

  • Must be able to speak clearly so others understand you and have the ability to read and understand information presented orally and in writing. 

Schedule:

  • Full-time, with availability to be on call for evening and weekend maintenance emergencies. 

Salary:

  • $30.00 - $34.00 per hour  

Essential Duties and Functions:

  • Assist in overseeing the daily operations and maintenance of the mechanical, electrical and plumbing systems and general maintenance requirements of the buildings. 

  • Maintain the cleanliness and safety of the buildings, grounds, and equipment.  

  • Perform preventative maintenance including routine inspections, changing filters, cleaning and part replacement, tightening connections and safety checks. 

  • Direct maintenance staff when applicable and assign and monitor all maintenance requests and projects. 

  • Coordinate maintenance repairs with outside contractors when necessary.  Keep track of new and expiring contracts, negotiating replacements.  

  • Maintain the stock and inventory of parts and equipment. 

  • Serve as a resource for the maintenance staff, offering assistance and guidance as needed. 

  • Oversee the emergency-response plan continuously working to identify new potential risks and vulnerabilities. 

  • Continuously review, update and close out maintenance tickets entered in the organization’s work order system. 

  • Work with CEO & Finance Director to plan, budget and coordinate building, grounds, and maintenance projects, including work on the annual budget.   

  • Participate in on-call rotation (including evenings and weekends) as required. 

  • Responsible for working in compliance with local and state laws and regulations.
